According to Dubai Land Department figures, around 94,700 investors entered the market in the first half of 2025, a 26 per cent increase compared to the same period in 2024. These investors contributed to more than 91,000 residential transactions worth AED 262.1 billion, reflecting both rising confidence and a shift in priorities.
Analysis by developer Amaal highlights that districts combining green infrastructure, wellness-oriented amenities, and low-density planning are leading high-value sales, particularly for homes priced above AED 10 million.

This integrated approach has helped maintain strong occupancy levels. In the first half of 2025, rental occupancy reached around 86.5 per cent, pointing to consistent demand from families and long-term residents who value stability and access to everyday amenities within the neighbourhood.
Palm Jumeirah: Wellness Meets Waterfront Living
Palm Jumeirah is widely known for luxury, but its appeal in 2025 also reflects a wellness-driven lifestyle. Waterfront homes, landscaped promenades, and private beach access support outdoor activity and recreation alongside exclusivity.
In Q2 2025, Palm Jumeirah recorded the highest number of residential sales above $10 million in Dubai. Limited new supply and strong global recognition continue to support its position in the ultra-luxury segment, with wellness features now playing a larger role in buyer decisions.
Emirates Hills: Privacy, Greenery, and Long-Term Value
Emirates Hills remains one of Dubai’s most established low-density villa communities. Large plots, mature landscaping, and access to golf courses and parklands create an environment focused on privacy and quality of life.
In the first half of 2025, ultra-luxury villas in Emirates Hills reached prices of approximately AED 4,929 per square foot, among the highest in the emirate. Its continued performance highlights how green planning and exclusivity support long-term value.
